Your heirs or beneficiaries if you have a will are responsible for the mortgage if they wish to keep the home. They cannot keep the home and not pay the mortgage. The exception is where you provide in your will that the mortgage be satisifed, but this all assumes that you have some means of paying the mortgage from estate assets.
The lender only forecloses if the mortgage is not paid by your heirs/beneficiaries or your estate. In the case of a reverse mortgage, the bank pays you. When you die, the lender has to be repaid by your heirs/neneficiaries or when the heirs sell the property or the lender will foreclose.
