Legal Question in Family Law in Pennsylvania

I own a home with my ex. We had a verbal agreement he we refinance the mortgage and take my name off. He has not done it and he is not paying the bills. I have primary physical custody of our daughter who never sees and does not pay child support for (I have not filed). What are my options with the mortgage. I do not have enough money to support me and my daughter and pay this mortgage.

Only certain contracts in Pennsylvania need to be in writing. Contracts concerning land are one of the types of contracts that need to be in writing. That said there are ways to make him live up to the contract, As for him not seeing his daughter well he has the right not a duty to partial custody. A right like the right to vote is something if you don't do it nothing is done. A duty is something you must do like the duty of child support. If he's not paying he can be made to pay or go to jail and/or other sanctions.
