House
I am my Mothers primary caregiver she's 2nd stage alzheimer (she can get around on her own still but she can not live alone). I live at home w/my daughter whose in college. I want to refinance the house and discussed this with my older sister. The house needs work and I can't get a loan w/o my name being on the house (electrical, pipes, etc)My Mothers is the only name on the house. I have 2 sisters and 3 brothers. I am at a stand still work needs to be done but I am not getting any information. My other sister said I should just go ahead and do what needs to be done since I am the one living here doing all the work. I am afraid of legal action what should I do and is legal action possible from my family. I want this straighted out now before my Mother passes.

You asked about what needs to be done to prevent a house from "wasting" where you are the caregiver of the owner (a parent).
You are relatively well shielded from problems regarding making any necessary repairs. You are looking to prevent waste to the property. You could not go and order a new jacuzzi without incurring the wrath of the court but will be able to maintain the basic systems and structures.
The larger issue is that you probably need to get guardianship of your mother. As your mother is now disabled you will probably have to go through the court to proceed.
An elder law attorney should be engaged to assist you with this process.
