Do it yourself legal property settlement/agreement

My husband and I have agreed to get a divorce and are in the process of distributing our property equitably. Niether of us want to involve lawyers in this particular agreement. We will distribute the profit of our home in a ''buy-out''. The mortagage company that will be financing my new home after the buy-out is looking for a ''legal property agreement''. How do you make an agreement ''legal'' besides each signing and notarizing a written agreement? Is there a special form? Or can we just sign and notarize a written agreement?
