Property and custody

Not married lived together for 9yr have 8yr old built house i put 90.000 down he put 30.000 if one of us would leave how do we seperate the finacail property and custody

To establish custody rights for each parent you would need to have a custody order. If you can agree to how custody should be handled then you can have that agreement made an order of the court by petitioning the court to have your agreement to be made an order. Otherwise custody proceedings will occur. The first part of that is a conciliation session where the parents and their lawyers meet with a custody master to come to an agreement that the master will write up as an order for the court. If there is no agreement then the matter goes to a judge for a hearing.

Also, who ever gets primary custody may and should file for child support.

As to the house you could come to an agreement for one party to buy out the other's interest in the property or you both might agree to sell the house and agree who gets what percentage of the proceeds.
