Legal Question in Landlord & Tenant Law in Pennsylvania

About 5 years ago, my girlfriend and her 2 children moved into my house. Her son will soon be 18 and I'd like to know if I can legally evict him. He quit school at 16, has had several legal run ins, has vandalized my property, and has stolen from me. Some family and friends have gotten jobs for him, that he doesn't keep more than a couple days. He seems to have no interest in working. He'll be 18 in a few weeks. The child support for him will stop, along with his medical insurance. His mom and I have both said on numerous occasions that he needs to move out at 18. I don't know if he really believes I will do it. Can I evict him? If so, is there anything I should do in preparation.

In my opinion, you can evict him. You should advise him in writing that upon attaining his 18th birthday he must leave the premises. If he fails to leave, it might be necessry to retain a lawyer and obtain a restraining order from the Court. You could obtain a Protection from Abuse Order from the Court because he has vandalized your property and stolen your property. Without such an Order, you can try to evict him, but you have nothing to back yourself up if he causes trouble. If you hav a Protection from Abuse Order, the police would be required to physically remove him, and perhaps put him in jail pending an appearance before a judge
