Commercial Landlord/Tenant restroom requirements

I lease a building to a business. Recently it has been brought to my attention that OSHA require 2 bathrooms for 16 employees. Is this my problem to install a second bathroom or their problem to figure a way to work with less employees. This person has been trying to find any and every reason to get out of the lease. Rumor has it they are ready to buy. There are a meriad of other questions that I have, but I'll start here.

Sounds like it might be up to negotiation. I could be argued that the tenant should find a location where all the zoning laws and other regulations are being obeyed. For the tenant to meet OSHA requirements he needs another bathroom who pays for it is up for discussion.
