Legal Question in Landlord & Tenant Law in Pennsylvania
I have a couple who live in my house (in my basement) in order to take care of my cat and my dog, because I go on long business trips-as long as a month at a time. We have no written agreement. The female (and person with whom I made the initial agreement regarding living in my house in exchange for watching the animals) pays me $150.00 a month in order to contribute to the electric bill. In poor judgement, I lent her partner my old Lexus which was worth about $950.00 according to the dealership here. He destroyed the car (claims that the car was hit while parked at a marina. He could not pay for the damages so he agreed to do work for me. At first, he was to do a simple job, but I discovered that he had kicked a dent in the door in the basement, and I demanded a replaced door which he refuses to do. (He has tried to repair the door. He has done work for me in exchange for his residence and an old car for which he received 730.00. I do not think he will do the agreed job. Do I have just cause for their immediate departure from premises?

If you believe that your tenants have breached the terms and conditions of the agreement/lease you reached, then you can certainly attempt to evict them. There is a lot going on here and I would strongly suggest that you seek the formal advice of an attorney before making any decisions on how to proceed.
