Legal Question in Landlord & Tenant Law in Pennsylvania

Dead-beat housemate.

I live in a rented house with three other tenants. The one tenant is leaving for Marine boot camp in October. The two other tenants and I just found out that the tenant leaving for the Marines said that he is refusing to pay his portion of the rent while he is gone, even though when he first moved in he said he was going to. That means that each of the other three of us will have to pay $125 a month more on our rent. Is there any way we can either kick him out or force him to send rent home? As he was underage when we signed the lease, his mother signed for him and guaranteed him. It says in our lease under the Performance section of the Payment and Performance Guaranty, ''If Tenants break this Lease, Landlord may require me to perform,

without first demanding the Tenants perform.'' Does that mean, since that tenant's mother guaranteed him, that she is required to pay in the even that he doesn't?

I would need to review the actual lease to give you a definitive answer. Although with the mother guaranteeing his obligations under the lease, I am fairly certain that we would be able to help you.
