generally when one breaks a lease or leaves before termination ofthe lease they are responsible for any loss of rent to the landlord during the remainder of the lease. Of course the landlord cannot stand idle he must make an effort to rent the property to reduce his damages. if he rents out the property for a monthly amount wihout a loss for some of the lease period then this is reduced from what is owed. Of course the lease may provide other relief or modify the damages. Have you tried to work something out with the landlord considering the ircumstances. Your roomate would also be responsible for the lease. best advice consult with an attorney to discuss your situation.
