Legal Question in Landlord & Tenant Law in Pennsylvania

My friend and I were each moving from our large homes into a smaller place. We could have stored our items in his garage that is detached from his home that he was renting out, but we didn't want there to be any damage caused by dampness or animals, so we rented a brand new storage unit over a year ago. I am not sure if we were offered insurance or not because it was actually only in my friend's name. However, when we went to take most of our stuff out, there were mouse/rat droppings everywhere. There was a hole eaten through the bottom of his couch which had been only a few months old at time of storing. Picture frames and other items were chewed through. Shoes, blankets, and other items were stained with smashed in droppings. The TV was chewed at the bottom, along with many other items. We went and got the owner and he took some pictures. He told us not to worry that he would take care of it. Then a few days later he said his insurance was going to take care of it. Then he stopped answering calls. Finally his insurance agent said it was not covered. The owner keeps saying he will talk about what he is going to do, but really keeps avoiding us. We have had to pay to have some items cleaned that we would not have had cleaned and we have had to throw away many items and then replace them. I think that we had the right to assume that our stuff would be safe and if it wasn't, it would be taken care of. Otherwise, we wouldn't have used the storage. What is the point if it doesn't matter what happens to one's property. How can we get at least some of the value back? Thank you.
