Legal Question in Landlord & Tenant Law in Pennsylvania

We gave our termination notice a month and a half ago and I know in our lease it says that as soon as we do they have the right to show the house. Thats fine, BUT the agent has made 2 seperate appointments which she called and informed me of. Each time I made sure the house was showable(despite moving boxes everywhere) and even took my kids to a babysitter so they would not be in the way. Both times the families showed up to see the house but the agent never showed OR called !! She called again this week to schedule a showing but my husband is working midnights this week and he needs to sleep during the day. I told her we could not do showings this week because of that and she told me I am in breach of contract ! Do they have the right to show the house whenever they want even if it severely inconveniences us ?? Not to mention we don't even know if she will show up and we will have to show the people the house ourselves, yet again !

It is not your responsibility to do showings to prospective. You only have to make the house available for showings with reasonable prior notice AND the agent should be there to do the showing. Under those circumstances you are not in breach of the contract--the agent is. Why should you let strangers, unaccompanied by the agent, to go through your house. Insist that she/he be present during any showings. As to when the showings are to occur, i would try to work something out with the agent for showings at a time whne your husband is awake.
