Legal Question in Landlord & Tenant Law in Pennsylvania
So my landlord an I do not see eye to eye. I left the apartment clean and in better condition then when I left. Either way they did not send an itemized deduction until 40 days after termination of the lease. She claimed I had done $397 in damage, which meant that I would only get $410 back. She wrote a check for $397 to me (the wrong amount)... Either way it was after the 30 days so doesn't that mean I am entitled to 100% of it back?
In the mean time I have sent her a letter stating that I will take her to court if she does not refund the other half and I also (which worries me) cashed and deposited the check. This lady is crazy, she would open my mail when I lived there and I was worried she would cancel the check as soon as she got my letter so I cashed it. Thanks for your help in advanced.

You landlord has 30 to either give you an estimate of charges and/or your security deposit back.
