Legal Question in Landlord & Tenant Law in Pennsylvania

Can a landlord raise the rent to whatever price they want every year, after my first year i went month to month i got a forty dollar a month increase, is there any law in the lord and tenant act to state how much there aloud to raise your rent, i live in pennsylvania, thanks Steve
