Legal Question in Landlord & Tenant Law in Pennsylvania
landlord request up-front rent
I am a full-time student and I am looking for housing in Pennsylvania.
One of the landlord/agent requires securities and deposit, additional with 1st month rent and last 3 month rent; total of 5 month rent. (securities/deposit is worth a month rent)
State law says 1st year security/deposit can be collected is 2 month rent maximum.
The landlord/agent argues, because they are collecting up-front rent, NOT securities/deposit.
Is there a legal definition on the rent collection terms?

Yes its in the Landlord Tenant Act of 1951. However, if you don't like his terms you're free to rent from someone else.
