Legal Question in Landlord & Tenant Law in Pennsylvania

Landlord Scam

I believe I've been scammed by my

former tenant. They are on disability

from the government and the wife

cut her leg on the front porch step

over a year ago. (I believe that the

step rotted because her son aimed

the gutter at the front step and

because of the rotted wood, her foot

went through the first step onto the

second) She did not break any bones

or have any permanent or serious

injuries, but she did cut her leg. They

had told me they wanted to buy my

house and that they might still be

back for it. I never thought anything

of it cause it was such a small

incident and I thought the insurance

would take care of it. I was told to

give any legal papers to the

insurance company. Recently I

applied for a loan against my house

and now the title search turned up a

lein against my house in case the

insurance company doesn't pay

enough for the cut incident. I was

told also that the wife is still getting

treatment for her leg because the

cut infected. This is almost like the

story Withering Heights. Is there

anything that can be done to get the

lein off my house and back into the

hands of the insurance company

where it belongs?

Re: Landlord Scam

What does the lease say about your liability? Who placed the lien? You may have to file an action tio strike the lien if you cannot get them to agree to remove it. What is your insurance company doing? Have you contacted them. They are required to provide you legal counsel if you get sued. Have you been sued?
