Legal Question in Landlord & Tenant Law in Pennsylvania

Being a landlord, once a tenant has been evicted and I able to see the damages left behind by the tenant, and if the damages are substantially larger than the sec. dep., how do I go about either putting a lien on the tenants or some how suing them for the remaining amount?

You would probably have to file a separate case in small claims court. You still have to give them 30 days written notice of their damagesl itemize the cost, and tell them they are not getting their security deposit back.
