Can a landlord throw you out for late rent? My boyfriend usually pays his rent late- sometimes by a week or two, sometimes a few weeks. When late, past the 10th of month, he pays a penalty of $25. Sometimes his rent is paid on time. December was paid on time, but Jan is late- my boyfriend is going to pay this week. He spoke w/the landlord today and the landlord told him that he is kicking him out in April because his rent is always late. Can he kick him out? It is not like it is months and months late...and when he does pay it, he pays the late fees also. He rent is in a trailer park- there is no lease.

Yes he can. Your boy friend agreed to pay the rent by the first. He doesn't. The landlord could start eviction proceeding as soon as the grace period expired, That would be the 11th,

Would your boy let his employer pay him a week late or 3 weeks late. I think not.

The First money out of a paycheck should go to pay the mortgage or rent. At least that's what my parents taught me. Further, he doesn't take the responsibility to even ask the question.

The rule is you pay you stay. Its hard but not impossible to get kicked out of trailer park if you own the trailer if he rents its just like an apartment.
