Legal Question in Landlord & Tenant Law in Pennsylvania
I have a leased apartment which ends in june. I have a roommate who isnt on the lease that may refuse to leave then. What steps must i take to have her evicted by or before June. I live in Pennsylvania

Since she is not on the lease, she would be a trespasser and the landlord could simply call the police and she could be evicted and arrested. You would probably lose your security deposit, however.
As you are in Philadelphia, what you should probably do is go to Philadelphia Municipal Court, ROOM 500, 34 SOUTH 11 T H STREET, PHILADELPHIA, PA 19107, 9:00 A.M. TO 5:00 P.M., MONDAY THROUGH FRIDAY
Tell them it is a Landlord-Tenant matter, and they will help you file the correct documents to evict her. You should do this ASAP as this procedure can take several months, but the cost is reasonable. As the lease ends in June, i would give her written notice that says she has to be out by the end of May, and at the same time, file papers in Municipal Court. You have plenty of time, if you act now, (although you must present some facts that lead you to believe she won't leave. One way of doing this is to move up her move out date. As long as she has been given 30 days notice, and still doesn't leave after 30 days, you can get her out. Unless she appeals, the Sheriff can come and physically evict her. Any judgment you get will entitle you to have her pay your legal expenses (filing fees, sheriff's fees). Good luck.
