Is it legal to require that a tenant purchase and maintain a renter's policy with certain coverages?

Is there specific wording that should be used?

Sure big landlords do it all the time. For many tenants they can get the coverage cheap. When I got it the first time through my car insurer when you factored in the discount for having two policies renter's insurance cost like $5 to $10 a month. Even if the tenant wasn't required to buy it they would be a fool not to. Especially in multi unit dwellings as you are as safe as the most careless tenant.
