major structure repair
I'm the landlord of a building, which I'm renting part of to a business. Recently, they requested windows to be replaced because of rotting. In our lease, it states that:
Landlord is responsible for major structure repair only such as:
1. replacement of entire roof due to aging
2. replacement of, heating units due to aging
3. main sewerage system from CITY MAIN to the curve
4. repair of such as sinking basement, deteriation of walls, etc.
Tenant is responsible for

In a business lease, you can define what you're responsible for and what the tenant is responsible for. Your lease says you're responsible for structural repairs "such as"...
Since the windows are rotting, it would seem that tenant could make a good argument that this fits into structural repairs, particularly since they're defective (rotting). Of course, as the owner of a building, I would think that you'd rather have windows there that weren't rotting.
