From your question, the rental is for a storage facility, not a residence. If so, the terms and conditions of the lease you signed apply. If you don;t have the lease, you can get a copy from the landlord's attorney. As long as you are given your day in court, and the lease permits the landlord to do this, he probably can. Not knowing what the lease says, it is difficult to say what the landlord can and can't do. If at all possible, you should try to pay the back rent and utilities before the hearing. Otherwise you definitely risk losing the contents of the storage facility.
