Legal Question in Landlord & Tenant Law in Pennsylvania

I'm renting a room in my house and my tenant and I have a lease agreement. He moved in 1 week before the agreement started and paid for the week. He signed the agreement which started sept. 1st and has not paid yet. I am evicting my tenant with a 14 day notice for back payment and 2 breaches of security on my home. He left my door wide open one day while he was upstairs sleeping and his key in my door another day all within a weeks time frame. He is refusing to pay me money owed and collect his things. Since he has decided since yesterday he is not coming home. Where do I stand legally?

You can take him to small claims court for the remainder of the money. Just remember it takes money to go to court. So you might want to include court costs and legal fees. However, even if you win a judgement against him, it does not mean that you are going to collect money right away. It may take a while. So you have to decide is this worth it?
