security deposit refund

My fiance, and I are renting an apartment in Bensalem, PA. After moving in we had come across a site where past tenents had posted issues with the apartment management. Slowly we are encountering the same exact issues that are listed on this site. The problem that I am worried about is the return of our security deposit as we are considering purchasing a home in the next several months. Our lease states that we a due our deposit returned to us when proper notice is given-2 months. Almost every person who listed their complaint said that the office would not return the security even though their was no damage to their apartment. The management said that they had photos of carpet stains, but would only offer the photos if taken to court. Due to manner in which the manamegent has treated my fiance' and myself, I am counting on the same problem. What rights do I have if this problem occurs?

When you are ready to leave the apartment be sure you properly return the keys and leave a forwarding address for your security deposit. You also if possible should schedule a walk through of the apartment before you leave with management which would show that there are no damage to the apartment particularly the rugs. You also may want to take pictures and or video of the rugs with a time date on the video showing the condition of the apartment and the rugs on the date you leave. The landlord must return your security deposit within 30 days after you leave and have given the keys and new address. He may of course itemize and subtract any damages. If you have the walkthough and pictures and video this can be used in court if they do not return the correct amount.
