What is standard PA practice or law for breaking a lease early?

May parents are on a waiting list at a facility that has independant living housing and as well as assisted living. But there is not an opening yet. So if we sign a 12 month lease on a house in pennsylvania, and before its up an opening comes up for that facilty, what would be the notice period and payment penalities to break the current lease early? Would it be different if my mother needed the assisted living quarters versus independent living quarters?

The standard practice doesn't favor you. So talk to the landlord and see if you can work something out. If not you can go in knowing what it will cost you to break the lease if necessary.
