Tenant Adandondment

I own an apartment that I rented to a young lady. After 1 month she abandoned the property leaving a mess and property damage. She gave no notice and kept the keys. We have a 1 yr lease with 11months left to satisfy the obligation. How long must I wait until removing debris, changing locks, and repairing the unit? Can I seek compensation for damages and breach of contract?

Re: Tenant Abandonment

First you need to follow the landlord tenant act to get possession. At the same time you can sue for damages.

Once an order of possession is granted you can change the locks and clean up the place.

When you file for possession with the DJ you can ask for damages to compensate you for the damage done. Note: in DJ court you're allowed to ask for up to $8,000. If your claim exceeds that you can fill at the DJ for possession and in common pleas for damages.
