Legal Question in Landlord & Tenant Law in Pennsylvania

Tenants threatening to sue landlord

I have 3 tenants who grouped together and are threatening to sue me because the furnace broke. I paid the repairman over $1000 for parts and service and we are waiting for the last part to come in but it is taking too long. I refunded part of the monthly rent so they may buy heaters but they are still angry. Can they really sue me if I am trying to fix the problem and it being out of my hands like this. Thanks

Re: Tenants threatening to sue landlord

Sad fact is that anybody can sue just about anybody. The rub is they might not prevail. Its not like you have ignored the problem so the court might side with you.

They might prevail but the real risk is they could use the breaching of the implied warranty of habitability to void their leases with you and move.

Though how long has it taken for the part to get there. I'd see if it can be overnighted. $50 to FedEx is a lot cheaper than a lawsuit.

If you have any questions feel free to contact me. The initial consultation is free.
