Legal Question in Landlord & Tenant Law in Pennsylvania

I have a verbal rent to own contract with my sister. The contract started in Dec 2011. She paid Dec thur March although she was very late each month. Then I didn't receive another payment until July 28th. It is Sept 3rd and I told her I needed something every week so we can get this taken care of.. What are my rights?
