Legal Question in Landlord & Tenant Law in Pennsylvania

We won judgement and possession against our tenant in magisterial court. She appealed and I replied with a complaint. Having trouble finding what happens next. I understand she had 20 days to reply to the complaint, that was up yesterday and I drew up a letter to have the appeal dismissed. Was this the right thing to do? How do I find out what the court decides?

No. After 21 days. You file the important 10 notice. If after 30 days you can file for a default judgement. The other thinks you have to file for is the rent the tenant is paying to the prothonotary. If she missed a payment then you can terminate her right to stay in the residence.

FYI If you draw up your lease properly you could have made her liable for your attorneys fees. Even if you can attorneys fees are a deductible business expense.
