Injury On a Business Site

We own a storage business in Northeast PA. It is very cold and snowy here. Although we take every precaution possible to prevent icy parking lots and driveways, it is impossible to completely prevent icy conditions all together. If someone falls on the ice on our site, even after we have taken the neccessary precautions to prevent these conditions, what is our liability?

Pennsylvania's ice law, called the Hills and Ridges doctrine, understands that we have thawing and re-freezing here. The doctrine is too complicated to state here but, generally, somebody who slips and falls can only sue successfully if either the whole area was a "skating rink" but the plaintiff slipped on a hill or ridge on that slick surface, or on an isolated patch of ice. If your whole area is a sheet of ice, the law will hold the walker liable for stying to navigate a known slippery area. Make certain your liability insurance covers you. If you don't have liability insurance, you're living life very dangerously!
