Legal Question in Real Estate Law in Pennsylvania
Can you keep a 1/3 owner from destroying the property
3 sisters own the home they grew up in. All 3 got married and moved out, one moved back several years later with a child and have lived there free for past 20 years. 3 years ago father died. The sister moved out 2 yrs ago but left her daughter behind. Shortly afterwards their mother was put into an assisted living home. The mother has been paying all bills and taxes until 6 months ago even though she hasn't lived at the house for 2 years. Sister still living in Pa stated the other sisters need to sell house to her daughter for below market price since a family home. Upon refusing to do so, the daughter bought another house and took everything out of the family home to furnish it. While living at the family home, locally known as party central, she started several construction projects, all left 1/2 finished with yard mounds of dirt and bricks, changed out locks on house, left the home with windows broken out and whatever furniture she didn't take to new home was destroyed and left in piles throughout the home. Also door frames inside house busted, the 3rd sister admitted she did it originally now said her daughters friends responsible for damage. Refusues to sell her 1/3 and refuses to keep off property

The word your looking for is Waste.
If she refuse to sell to the other owners you could start a partition action as well as an action to recover from her waste of the property.
