Legal Question in Real Estate Law in Pennsylvania

i bought a house 2 years a go and now i have problem with the roof falling down,when it rain water coming out from the wall. and many more problems.the i could sue the real state?

Maybe you could bring an action against the Seller and/or the Sales Agent and Broker who sold you the defective property but there is alot of ifs:

1. You conducted a reasonable due diligence inspection and the defects

were not readily ascertainable by a visual inspection.

2. The defects were latent defects which would not reveal thenselves until the hard rain

hit triggering the defect to reveal itself.

3. You purchased the used property in "as is condition with all known or unknown defects".

4. You failed to properly or adequately maintain the property after purchase voiding the

warranty provisos.

5. The Real Estate Purchase Contract you signed was void of any warrant provisos.

6. Most roofs have a 5 or 10 year warranty depending on the company and type of roof

so check with the company that installed the roof and read the contract for coverage.

7. Your own insurance coverage....Homeowners etc.

8. The roofing material may have been substandard so you can sue the materials

supplier as well.

I am out of time but not out of "ifs" I hope tis gives you an idea that might work to generate some leverage for you.
