Breaking a lease.

My roommate and I are in our 6th month of our 1-year lease, we have both deceided that we would rather live on our own insted of having roommates, is there any way we can beak our lease without going to court.

Re: Breaking a lease.

You both are responsible for the lease obligation. If you attempt to break the lease you will forfeit your security deposit plus incur liability for the landlord's loss of rental income. I suggest you contact the landlord to attempt to work something out. See if the landlord will consent to your subletting the unit or even better to find a tenant that is acceptable to the landlord in return for a full release of your obligations. Do not break the lease without the consent of the landlord or you will have to suffer the consequences. You can only break a lease where the property is inhabitable and the landlord refuses to make repairs to make it livable. Good luck.
