Legal Question in Real Estate Law in Pennsylvania

Right a way: bridge in need of repair

Our neighbor has a right a way using our driveway to get to their house. The bridge that is located in that right a way is in despairate need of repair. We got an estimate to fix the bridge and it is around $2,000 to fix it. Is are neighbor responsible for some of the cost to repair the bridge for which they share right a way to? If so, How much and what amount of notice are they intitled to?

Re: Right a way: bridge in need of repair

In order to accurately answer this question the easement terms filed of record have to be reviewed. However, if you have a good relationship with your neighbors I suggest you discuss sharing the cost of repair with then. A failure to repair could result in damage for which you will be responsible. More information is needed in order to provide a valid answer and a title search may be required if you do not have a copy of the actual easement. If I can be of any assitance please let me know.
