If a buyer and seller have agreed privately to a selling price, does the law require that they each hire lawyers to represent them if a real estate broker is or is not involved?

No but do you know how to draft a file a deed? is there going to be a mortgage. Title insurance. Do you know if the seller has good yitle to the property, There;s lots of details you need to get right. You can forget a lawyer and hope everything was done right. But if it wasn't you can pay 10 times what you saved fixing the issues. Assuming they can be fixed.
