What are the legal rights of a person buying a home with some one who they are not married to if they should split up?

There are no automatic rights.
It's best for unmarried people buying a home together to have a co-owners' agreement that details what the responsibilities and rights of each are. It should also say what will happen if one decides to leave. This could be that one would buy out the interest of the other, or they could agree in advance that the house will be sold and how they will divide the proceeds of sale.
