Legal Question in Real Estate Law in Pennsylvania
Buying Property Home inspection
If you already have been approved from a bank for a mortgage, and you have put a down payment on the house; however, the Home Inspector reveals that there are major defects in the house (i.e. the roof needs to be replaced, the heater is 37 years old, the house is covered with aspestos shingle siding that is cracking, etc.). Can I legally get out of the contract and get all of my deposit money back? I am not satisfied with the inspection results.

Re: Buying Property Home inspection
Your agreement of sale must be reviewed to answer your question. In most standard agreements there are ample provisions to allow you to back out of the sale as a result of inspections. However, there are time limitations. I suggest you consult your realtor or an attorney immediately. A failure to follow the procedures outlined in the agreement would prevent you from terminating the agreement or insisting that the Seller make the requested repairs. I urge you to protect yourself quickly. If I can be of any assistance please let me know. Gerald Hershenson 215-579-9390
