Legal Question in Real Estate Law in Pennsylvania

after checking with my neighbor about the sale of their home ( i knew they had intended to list it in the near future), i informed another person that i know that is in the market for a home of this listing prior to the home being listed on the market. these two parties met and agreed on a price for the home through a private sale. as the referring party, is it out of the question to expect a "referral fee"? i am not "friends" with either party, but i just saved the seller about $20,000 in realtor fees.

Only licensed Realtors are entitled to fees. Your selling neighbor or the other person may choose to give you something for bringing them together, but they are not required to.
