Commercial zoning (signs)

I've had a double sided lighted sign up in front of my commercial building for the past 12 years. My last tenant just moved out and the township is telling me the new tenant(me) can not use the existing sign (just replacing the panels). The township wants the sign removed and a smaller one put up to replace the existing one. Are there grandfather laws protecting us? Please help.

It is difficult to answer your question without a review of the township ordinance. However, under Pennsylvania Law there is a principle called "non conforming" use. It is similar to a "grandfather clause" that you refered to in your question. The facts and ordinance must be reviewed to see what remedies are available to you.
