Contract to Sell Real Estate

If you have a contract to sell property with the stipulations to keep the property in good repair untill the title is signed over and the buyer breaks the contract by cutting down trees and not repairing the buildings. Can you the seller sell the property to another person or does the person have to prove that they are breaking the contract in a court of law before he can sell the property to another person?

It is difficult to answer your question without reviewing in detail the agreement. Generally speaking a Seller should not attempt to sell his property if there is an outstanding agreement of sale. A Buyer can force a Seller to convey title to real estate under the conditions set forth in the agreement by bringing a legal action for specific performance of the contract. In the absence of an agreement a Court must decide disputes. Litigation can be expensive. I suggest you consult with legal counsel.
