Co-Ownership of house

My-stepfather and I got into a morgage together based on his income and my good credit. He has not been giving me any money for various reasons and i have been killing myself to pay the morgage plus all the other bills. What are my options for getting rid of him?

He cannot prove or show he has paid a dime into the house so could i take the entire value of the house to myself if i can prove i paid for all the bills?

My question is:

Are you on the Deed and Mortgage or just the Mortgage....

The key is whether his name is listed as co owner on the deed or if he is just a cosigner on your mortgage. If the deed is in your name alone then you are the sole owner if you pay all the bills, mortgage and taxes you are entitled to all deductions. If so you can sell the property or if you are able to qualify refinance and get his name off the mortgage. If his name is on the deed then you have somes issues.
