Deed Transfer

My husband and I moved in with my mother 3 years ago. At that time, she transferred the deed to her home to us with the understanding we would pay all expenses related to the home. At the time of the transfer, my sister agreed with the terms of the transfer. My mother passed away 6 months ago; her will stated that her assets should be distributed equally between my sister and I. During the time my husband and I have lived in the home, we have taken out a home equity loan and have made numerous improvements and have paid all expenses, maintenance, and taxes associated with the home. My sister now wants us to sign a agreement that we will not take any additional home equity loans on this property without her approval, or otherwise pay her ''her half'' of the home. Do we have any legal obligation to sign such an agreement and do we legally owe her any compensation?

Unless the sister can prove there was some sort of secret trust arrangement then the fact the house was transfered during the mothers lifetime means you and your spouse own the home. I offer free consultations.
