Deed transfer

I want to transfer ownership of a property that I own to my two children. There will be no money transfer involved. What is the best way to accomplish this?

You would have to have a new deed drawn up in which you convey the property to your children. You should consult with an attorney. There may be tax reasons that why you would not want to transfer the property. An alternative may be to transfet the property by will or trust.

I am assuming that there is not a mortgage on the property which would be an impediment to transfer. If not, we could prepare a deed transferring the property from your name to the names of your children. The deed may need to be registered in your municipality before filing it with the Recorder of Deeds in Chester County. There are risks to doing this relative to future divorces of any of your children, and/or judgments being taken against them. We could advise you of ways to reduce these risks.
