dose a home sell have to tell a buyer of any issue with a deed to a home before singing any kind of agreement to buy

Assuming that the buyer is getting a mortgage the buyer's bank will go through the title search thoroughly.

The agreement you would sign says you have good title, If you don't then the deal could be off.
