Legal Question in Real Estate Law in Pennsylvania

easement

Hi.

About 60 years ago my grandparents sold land for a church.They granted an easement as the only way to get back to it.Since then they have bought other property and now have two other ways to their church.Since they are no longer land locked and have two other ways in and out can I close the third way in that my grandparents gave them?

Also ; I have cut the grass and planted a garden on a piece of property 120'*15' for 18 years .Someone owened it somewhere but I never seen them .After all those years is ther such a thing as squatters rights?

Re: easement

All the legal documents granting the easement must be reviewed. I suggest you obtain legal counsel. If the church will consent to the termination, there will be no problem. However, a legal document must be filed of record in the Recorder of Deeds Office for your County. As to your second inquiry there is a body of law referred to adverse possession. If a party has continuous possesion of a propety for in excess of 21 years a claim for ownership can be made. Again you are best suited to have this matter reviewed by legal counsel.
