Legal Question in Real Estate Law in Pennsylvania

i am in the process of purchasing land on which to build a home. this land is presently occupied by a trailer of which the owners pay a monthly land rental. they have no lease and no rental agreement of any kind. ho much time do i need to give them to remove the trailer, and how should i give them notice that they need to relocate. i really don't want to have to go to court or be terribly unfair either, but i do not intend to continue the land renting they are presently doing

Why not make the removal the trailer and its occupants part of the sales agreement?
