Legal Question in Real Estate Law in Pennsylvania
I am the executrix of my deceased mother's will. My mother owns a home and I am paying the mortgage. I wish to transfer the deed into the names of her beneficiaries -- myself and my brother -- to be added to the deed. The home requires a new furnace and the financing requires that the name of the homeowner appear on the deed. Is there a form that I need to complete to take to the recorder of deeds office in my county to execute this?

There is no form. What has to happen is that you need to have a new deed drafted. Since the grantor for the deeds is deceased its a lot more complicated. You need to find a lawyer to do this for you. This is not a do it yourself project.
