Explanation of findings in title search

I have a copy of a title search result on a house/property in Blair County, PA, we are interested in and need some clarification on the statements. Apparently the PA Electric Company has a Right of Way for two parts of the property (3 lots total). How much can that impose on us? The more concerning part is a ''adverse conveyance'' on two lots to a married couple. Also, all lots are subject to excepting and reserving all mineral and mining rights. I read that as we won't get them. There is more but the above is already enough of a concern. Could you please define the statements a little for me? Thank you.

Explaining a title report is not something an attorney can do by only seeing parts of it that you have quoted. If you are buying any property, it is worth protecting your investment by having a lawyer represent you in the transaction.
