Father Home

My father recently willed his house to me. The condition is that the my step mother is intitled to live it untill she passes. The deed is only in my father's name. When he passes, how will the house be changed into my ownership.

If your father is still alive, he might yet change his will again. If he dies without changing this will, his estate must go through estate administration, which is started by bringing the original will to the Office of the Register of Wills in the County where he resided. That office will provide the executor named in the will with guidance and forms, but the executor should probably also consult an estates lawyer.

Only after the estate has been properly administered may the property title be changed. It should be by a deed that includes the life estate in your step mother and then states that you will own the home after her death.
