Legal Question in Real Estate Law in Pennsylvania
foreclosure
We are currently renting a home and the person we are renting from is about to lose the home to foreclosure. The landlord stated to us that the mortgage company advised her to give us 30 days notice. Since we are renters can the sheriff lock the doors to the place on us within that 30 days or do they need to give us that time to find a place and move out?

Re: foreclosure
You are not required to vacate the property until the new owner goes to court and gets an order to evict or eject you, and gets the sheriff in your county to serve the eviction or ejectment order on you.
You may want to negotiate with the foreclosing lender about the possibility of remaining in the property as a tenant, or for a "cash for keys" agreement. Such an agreement provides that the lender would pay you an amount in return for your moving out by a specified date and leaving the property in good condition and vacant and broom-clean.
This response is not legal advice, since I do not have all of the information that would be required, and I do not have a representation agreement with you.
* If the answers to your question confirm that you have a valid issue or worthwhile claim, your next step should almost always be to establish a dialog with a lawyer who can provide specific advice to you. Contact a lawyer in your county or township.
* Another reason for contacting a lawyer is that it is often impossible to give a good answer in the Internet Q&A format without having more information. The unique circumstances of your situation and things that you may not have thought to mention in your question may completely change the answer. If you want to be sure that you have a complete answer to your question and an understanding of what that answer means, establish a connection with a lawyer who practices in the area of your concern.
